The following is an outline of the architectural services typically provided by YM Design. The exact services provided will be specific to your needs/request:

Predesign Phase

During the Predesign Phase, primary project goals are established, preliminary programming and budget information gathered, and the existing site is documented. Predesign services include:

Design Phases

During the Design Phases, YM Design will develop the basic design concepts for the project and begin to coordinate these concepts with existing utilities and design & engineering consultants if required. Design services include:

Construction Document Phase

During the Construction Document Phase, YM Design will prepare drawings and specifications for construction of sufficient detail to obtain a building permit from the Building Department.  Construction Document services typically include:

Special Permit Preparation Phase

This phase might be required when the project does not conform to the local Zoning By-Laws and requires resolution of the issues by Special Permit. In certain instances client's property could be on the Historical Landmark list and requires approval by Historical Committee as well. The special permit is presented to the local Board of Appeals hearing where all close-by neighbors are invited to attend. We have an extensive and successful experience in preparation and competent presentation of all required material for such events. Our work will include:

Permit Obtaining and Coordination Phase

Permit Coordination services can be provided on an as-needed basis and might include:

Construction Administration Phase

Conduct regular site visits to review the work in progress and to consult with Owner and the Sub-Contractor during the construction phase.

We warranty our work for a period of 12 month from the date of substantial completion
