53 State Street Exchange Place provides over one million square feet of new office space in the 40 story tower and additional 30,00 square feet of retail, banking and restaurant space in the renovated portion. The hallmark of the new tower is the versatile floor plans with extensive column free space. An in-ceiling distribution system carries power and telephone lines throughout the rentable space. Innovative curved glazing on the stepped sides of the tower provide impressive corner view for as many as ten executive suits per floor. The lobby is a magnificent 7-story high glass enclosed atrium between the new office tower and the restored landmark. The new entrance faces Congress Street with the existing grand marble stairway to the second floor featured as the centerpiece. Pedestrians use the atrium as means of access to and from surrounding areas, with shops, restaurants and banking facilities on the street and concourse levels.  A coherent link between the old and new is the broad plaza paved in granite, where trees and benches create inviting spots for people to gather. Yefim Massarsky was on a design team responsible for the design and construction of the central lobby courtyard and many other parts of the building as well as  for the presentation of the entire project to the client including the actual model building.
